coast to the Caribbean Sea.Condominiums There are 8 main blocks, 4 containing two two-bedroom houses built on two floors. Construction
Construction is under way, but the opportunity to customise your own piece of real estate in Barbados is still available. You may be able to make changes to the internal finishes and fitting with the agreement of the Architect and contractor. Choice of hard and soft furnishing will be the responsibility of the owner but our on –site interior decorator will be available to advise you.

Buying a Condo, House or Apartment in Barbados
The units are being constructed in sequence. Blocks A and B are finished.
Construction of Blocks C and D, the studio block and swimming pool are due to
be completed in December 2006. Phase 3 is scheduled to be competed by
winter of 2007/2008.
No. 1 Springcourt, the model condo is available for viewing. Make your
selection and pay your deposit now to secure your first choice of condo, house or
apartment.
Buying is easy.
When you decide to go ahead a 10% deposit will be required to secure
the condo, house or apartment for you at the price offered on that day. This 10%
deposit is refundable if the client decides not to proceed. However monies will
only be refunded when an alternative client completes a sale.
Further payment will be required in stages as the building progresses. In order
for you to plan the financing of your purchase, we will give you six weeks notice
of when each stage payment is due.

Staged payments
The payment stages are as follows:
10% deposit on agreement to purchase
20% on completion of the foundations for the block
20% on completion of the walls of the block
20% on completion of the roof of the block
30% on conveyance of the condominium
Registration of money
Money transferred to Barbados, to finance the purchase of property in Barbados,
must be registered with the Central Bank to ensure that this money together with
profits accruing from the property can be taken out of the country should you sell
your condominium. We will be happy to do this for you.
Return of Deposit
If, after having paid your deposit you change your mind about proceeding with
the purchase, your deposit will be returned as soon as a new buyer is found for
that unit.

Annual Land Tax
Residential property is levied on its capital value as follows:- (in Barbados
dollars)
· First $125 000 - Zero rated
· Next $225 000 - 0.40%
· Next $500 000 - 0.45%
· Excess over $850 000 - 0.75%
Property transfer tax
This is charged to the vendor on the sale of property at a flat rate of 7.5 percent
(7.5%) on the value of the property in excess of $ 125,000 BDS.
STAMP DUTY
This is a charge to the seller at a rate of one percent (1%) of the selling price.

Service Charges
These will be based on the actual annual costs of maintaining security, swimming
pool, gardens and grounds, exteriors of buildings and cleaning of common areas
of the property. These costs are spread between the owners of the
condominiums. The estimated figures shown below are a guide to the likely
monthly costs. The greatest expense is providing 24 hour security so I have
shown the figures with and without the hiring of security guards.

Insurance premiums
Condominium - annual premium US$ 900 (BDS$ 1800) approximately.
Contents - annual premium US$ 150 (BDS$ 300) for US$20,000 (BDS$ 40000)
value.
These are indicative estimates only; the actual amount would be a matter for
negotiation between you and the insurance company. The example shown above
is for the 2-bed town house.
Death Duties
There are no death duties in Barbados.

Rental
If you are thinking of renting your apartment, the rents currently being achieved
for annual tenancies for a one-bed unit is about US$1000 (BDS$ 2000) per
month.
The rent for the 2-bed town house or 3 bed apartment are in the region of US$
2000 (BDS$ 4000) per month for annual tenancies.
A guide for the daily rates that you might expect to achieve for holiday makers at
Springcourt is:
Studios - US$ 90
One-bed - US$ 150
Two-bed - US$ 250
Three-bed - US$ 300
These figures are based on the winter rate. Summer rates would be 20% less.
The highest rate would be achieved at Christmas and New Year.
Management charges - General
These would depend on the level of service you require but could be between
10% and 15% of the rent if the apartment were let annually. The costs of
management for holiday lettings would depend on the level of service you
choose. If you occupy or manage your apartment yourself, there would be no
management charges.
Management charges - Springcourt Management Company
This includes collecting rent, handling problems & managing inventory,
depositing to local accounts and paying any bills.
Maid to clean with laundry included approx. BDS$75.00 each time.
This includes bed linen and towels, NOT personal items.
