Highlights

Beautiful appointed villas The Villas feature a large bedroom, small living with sofa (bed), small, complete kitchen, make-up table, a large double access bathroom and large verandah with gorgeous ocean and beach views. Adjacent is a large bedroom + bathroom, separated by a door on the oversized verandah for optimal privacy.

Ideal for both families and couples, sharing a villa, but with ample privacy.

(6ft x 6 ft – 1m80 x 1m80) cloth closet, bed side tables, desk, curtains, bathroom accessories and shower curtains. A small kitchen without equipment and a make up corner.
Each villa has a 50 Gallon (190 liter) water heater, lights including energy saving bulbs.
Lighting is controlled by programmable lighting computers.

The “Honeymoon” villas have two 18000 BTU split-system air conditioners in the bedrooms.

The waste heat of the air conditioners is transformed into hot water by Heat Recovery Units. There is a large Jacuzzi at the veranda of the suite and a small Jacuzzi on the veranda of the rooms. Both are from Jacuzzi Inc. and have the latest bubble and jet massage options.

The villas range from US$ 255,000 without A/C and Jacuzzi to US$ 275,000 – $295,000 including A/C and Jacuzzi, where the price difference is for location (view) only.

The resort has ample parking spaces, very close (but not at) the villas.

On request, a third bedroom and bathroom can be added in the basement for an estimated cost of US$ 35,000. However, we do not wish to do construction when there are many guests in the resort. As September and October are the traditional "dead" months for tourists, this would be the right time to do the alterations.

Low maintenance cost, security and utility cost, no management or overhead fees

The maintenance fee is contractually fixed at US$ 1,950 per year until 2016. We understand owners of a second home might be concerned about maintenance costs, which can get out of hand if not set up correctly. The total cost of shared 24 hour security, electricity (based on air conditioners switched off during the day), water, sewage and waste disposal as well as insurance of the building currently US$ 630 per month and will only be increased when actual cost goes up. On-site wind energy at US$ 0.27 per kWh is currently 15% cheaper than electricity from the mains.

With rising oil prices the savings will increase substantially over time. When no air conditioning is used the total cost is reduced to 395 US$ per month. For stays longer than 30 days, the electricity can be metered and the base cost will then be reduced to 345 US$ per month plus US$ 0.27 per kWh. The resort does not charge a management fee; overhead costs are included in maintenance cost.

Renting out during absence

We offer the option to rent out the villas during your absence to the resort. The ROI is 10% of the investment, based upon 65% occupancy (average per year for all villas) and 100% availability to the resort. When the actual yearly hotel occupancy differs, the ROI will be corrected. When owners stay for the months December and April, 1.5% is deducted, for January, March and April 1% and the other months 0.5%. An owner stay in a part of the month is deducted pro rata. An exception is the 2 week Christmas holiday (Saturday before Christmas until Saturday after New Year) that is counted at a flat 0.9%. If owners decide to occupy only a part of the villa, then the suite will count as 60% and the room as 40%.

Example: The actual occupancy is 58.5% and the owner (or friends, family) stays at the resort in May, June and November. The corrected yield is 9% minus 1.5% for the owner stay is 7.5% payable in February after the calendar year.
