St. Lucia Property Information for Non Nationals
The Alien Landholders License
Anyone wishing to own property in St. Lucia, who is not a citizen
of St. Lucia, needs to obtain an Alien Landholding license, which
is granted to a specific owner to purchase a specific property. The
license, which is permanent and not transferable, does not need renewal.
The Alien Landholders License must be prepared and submitted by
a St. Lucia lawyer and requires the applicant to provide a police
record from the applicants home country, a bankers reference and
also a character reference.
The fees for the Alien Landholders License are listed below :-
* Upon application to the government for a license there is a non-refundable
application fee of
US$1,859.00 (EC$5,000.00)
* There is also a further non-refundable fee to pay for the processing
of the application, which costs
US$558.00 (EC$1,500.00)
* Registration, copies and stamp duty costs are US$56.00 (EC$150.00)
Below are the fees for the license according to the size of the
land:
Up to 1 acre of land US$1,859.00 ECD $5,000.00
Over 1 acre and up to 10 acres US$3,718.00 ECD $10,000.00
Over 10 acres and up to 20 acres US$7,435.00 ECD $20,000.00
Over 20 acres and up to 50 acres US$11,153.00 ECD $30,000.00

Please note that all sums are payable in EC Dollars. Calculations
for US Dollars have been made at the exchange rate of EC$2.69 to

Property Buying Process
Buying a property in St. Lucia is not difficult and much of the work
for the Alien Landholders License and other matters will be handled
by the lawyer employed to convey the property.
The first step to making a purchase in St. Lucia is to view the
property and make an offer. Buyers may also if they wish, make an
offer without viewing the property.
Once an offer which has been accepted, the buyer will be asked to
pay a deposit of between 5% and 10% of the property value, for the
property to be removed from the market and held on the buyers behalf.
This deposit is usually refundable, should for any reason the Alien
Landholders License be refused, which is very unusual; however the
deposit will be forfeit if the buyer should choose not to complete
the purchase.
Please note that there is no standard buying process, it is up to
each buyer to agree the process, timeframe and the amount of deposit
with the seller.
St. Lucia Stamp Duty
There is a stamp duty of 2% of the purchase price of the property
to register the Deed of Sale.
Legal Fees for Conveyancing a Property
The fee is set at 3% to 5% of the purchase price of the property.
Procedures for Acquiring a St. Lucia Alien's Landholding License
The office of the Attorney General will vet the application before
it is forwarded to the Office of the Prime Minister for final approval
and signature. The list below indicates what will need to be submitted
with the license application form:
1. Completed application form.
2. Full details of the property or land.
3. Citizenship details (photocopy of the passport) .
4. Four passport size photographs of each applicant.
5. Certification of character-report from your local police station.
6. Full set of certified fingerprints from a police station.
